Compensation Packages Include 8%, 7%, 6%, & 1% options
Ownership: The Seller has full ownership of the house and the land it sits on.
HOA Fees: Often SFRs have NO HOAs or some SFR communities have HOAs offen with lower dues unless in a community with shared amenities.
Buyer Demographics: Appeals to families and individuals seeking space and privacy.
Maintenance: Full responsibility for all maintenance and repairs.
Marketing Focus: Highlight space, privacy, potential for future expansion, and investment potential. Yard or acreage space, community highlights
Ownership: Seller owns the interior 'air' space. They share ownership of common areas.
HOA Fees: Typically higher to cover maintenance, amenities, and sometimes utilities.
Buyer Demographics: Appeals to first-time buyers, young professionals, retirees.
Maintenance: Lower responsibility; exterior and common areas maintained by HOA.
Marketing Focus: Highlight amenities, security, convenience, and low-maintenance lifestyle.
Ownership: Typically the seller owns the interior and exterior, including the land it sits on.
HOA Fees: Usually lower than condos; Some HOAs cover some shared amenities and exterior maintenance.
Buyer Demographics: Attracts Buyers looking for a balance between a condo and a single-family home. Usually someone who wants some autonomy but not 100% of the maintence involved.
Maintenance: Moderate responsibility; some exterior maintenance could be covered by the HOA.
Marketing Focus: Emphasize space, privacy, and lower maintenance compared to single-family homes.
If the seller and buyer have agreed on the terms of the sale, we offer a 1% compensation option to facilitate the contract process. Our experienced team will handle the contract writing and introduce our network of trusted vendors to ensure a smooth transaction. This arrangement allows us to represent the parties as Customers, as outlined in the rules of Georgia Agency & Brokerage Relationships. By opting for this service, you can rest assured that all contractual details are professionally managed, ensuring compliance and efficiency throughout the closing process.
1% Commission Reduction When The Perfect Property Handles Both Sides of the Transaction:
When the seller is represented by the Listing Agent from The Perfect Property team and the buyer with the best overall net offer is represented by another agent from our team, the seller is eligible for a 1% reduction in the overall commission. Our extensive marketing efforts and broad client base often allow us to facilitate a perfect match between buyers and sellers within our network. It's important to note that each agent maintains 100% fiduciary responsibility to their respective clients, as we do not engage in Dual Agency. This scenario occurs a few times each year, and we strictly adhere to Georgia State Agency rules.
